  • Personal Income: Minimum personal income of $80,000 USD per year over the preceding two fiscal years.

  • Domestic Investment: A capital investment of at least $500,000 USD in Thai government bonds, foreign direct investment (FDI) into a qualifying Thai business, or direct real estate holdings (such as freehold condominiums registered in the applicant’s name).

  • Health Insurance: Active health insurance policy with coverage of at least $50,000 USD (or social security coverage, or a maintained cash deposit of at least $100,000 USD held to cover potential medical liabilities).

Category 2: Wealthy Pensioners (High-Income Retirees)

Designed for retirees aged 50 and older who prefer institutional stability and tax predictability over standard Non-O bank deposits:

  • Track A (High Passive Income): A documented, stable pension or passive investment cash flow of at least $80,000 USD per year at the time of filing.

  • Track B (Combined Income and Investment): If the applicant’s annual passive income falls between $40,000 USD and $80,000 USD per year, they must invest at least $250,000 USD in Thai government bonds, foreign direct investment, or Thai real estate.

3. Taxation Framework and the Foreign Income Tax Shield

The primary financial advantage of the LTR Visa is its statutory integration with Thai tax legislation. 5. Ongoing Compliance, Renewals, and Category Switches
